Count HMO and building records for billing

Understand why rooms within one property record do not add to your Proplix property count.

Where to start
Portfolio setup → Agree the record structure

Before you begin

Your billable count follows property or building records, not the number of staff, occupants or rooms.

Follow these steps

  1. Count each property or building record once.
  2. An HMO represented by one property record counts as one, regardless of its room count.
  3. A block represented by one building record also counts as one. Separate property records each count individually.
  4. Review any mixed portfolio with the implementation team before importing records.

Check the result

The agreed record list and the count used for your pricing estimate should match.

If something does not look right

Avoid creating duplicate property records to represent the same building. Ask the team how to retain useful room-level detail within your agreed structure.

Contact the Proplix team if you need help with your setup. Include the page or record reference and a description of the issue; leave passwords and private access tokens out of the message.
