Where to start
Admin Area → Property Management Flow → Zero-Chase → New rule
Before you begin
Read the trigger behaviour before setting a threshold. Some current form hints are broader than the actual trigger implementation.
Follow these steps
- Use Compliance due for records expiring on or before today plus Days threshold; already-expired records are included.
- Use Compliance case for active open, acknowledged or in-progress cases matching the selected severities.
- Use Maintenance overdue for open requests older than Hours threshold from their reported time.
- Use Contractor job stalled for open jobs older than Days threshold from their creation time; this trigger uses days, capped at 90, despite the hours hint in the form.
- Use Rent arrears for positive outstanding rent already past its due date. The current trigger does not apply the Days threshold.
- Use Tenancy ending for end dates from today through Days threshold.
- Use Supplier credential due for credential expiries through Days threshold, including expired records. Preview before activation.
Check the result
The preview reflects the actual date basis and scope you intend to automate.
If something does not look right
Supplier credential candidates have no property ID. A property filter excludes them, and delegated property-scoped staff may see none. Ask an authorised administrator to review that workflow.
Questions and answers
Can I filter arrears by amount?
Yes. Minimum arrears amount compares with the outstanding amount on each matching rent entry, rather than a whole-property balance.
Which text filters are available?
Compliance type contains and Supplier credential contains are case-insensitive matching filters for the relevant triggers.
Do closed repairs continue to match?
Closed maintenance/job statuses are excluded by the trigger. Preview is still required to confirm the current candidate set.
